The plus points. ...location was excellent though parking near the property proves tricky at times. House was a good size. Beds were comfy and linen clean. Very bad points, place was extremely un clean, with both kettles unusable due to gunklimescale. All the crockery and cutlery, kitchen wear required deep cleaning before use, this was after the dishwasher had itself been cleaned by us. Some bowls had left over pasta sauce and signs of being used as an ashtray in them. The shower in the n suite main bedroom constantly backed up with a fowl stench as did the shower on the 2nd floor. The smell of sewerage had been masked with an overkill of bleach bit became noticeably worse as the week went on. Sykes informed and still waiting for a reply .

Dust on skirting boards and a couple of lightbulbs in lamps not working . No waste bin in attic bedroom Apar from that accomodation OK Kitchen a little small but workable
Loved the house. Plenty of space for a large party. Two points for improvement 1. Outside space needs a tidy and a sweep. Would be lovely with a couple of tubs of plants. 2. Every holiday home needs a frying pan. Only one available was blackened with burnt on food.
Very nice house with big rooms all over. Everyone was comfortable in their own space and the community rooms were nice and spacious. The owners need to update their information folder from 2022, provide egg cups and sharpen the kitchen knives to help cooking from scratch. The outsidecourtyard bit would be a valueadd if it was cleared of weeds and another couple of chairs added. We were interested in extending for another night but had no response from Sykes nor the owners which was disappointing. Nice place though, worth the stay.
Lovely cottage , very clean and comfortable. The only problem was the parking permits , we stayed 7 nights but was only given 6 nights parking which caused a big problem
Lovely property but difficult to work in strange shaped kitchen. Fridge door needs fixing. Courtyard scruffy and only 2 outside chairs. Great position though for accessing all of Scarborough.

Beautiful holiday home, well maintained, finished to a very high standard and some very nice touches, welcome package thank you x Would definitely recommend, the location is fantastic an absolute stones throw to the main town and sea front. My only little comment on a negative side would be More oven cookware required, tins a little tired, Pyrex would be good. 5pm to gain entry to the property is a little late, when wanting to get settled in after a long drive, if this could be made earlier say 3pm it would be perfect. Thank you to the owners for letting us stay in your beautiful holiday home we will definitely book again
It was a very comfortable holiday house. It was 5 minutes from seafront but in a peaceful residential area. For eight people there was plenty of room plus bathrooms. Excellent holiday accommodation.

The property was located conveniently close to the front. Parking was okay too and despite having two cars we could find roadside parking. We were three families holidaying together and chose the property after reading a previous review from April 2023 which praised the facilities. We arrived on the Saturday and on Sunday we noticed a patch on the living room ceiling. This was bigger on the Monday and so I rang Sykes and was told to leave my key in tbe key safe and it would get sorted. I heard nothing else. The patch was under the third floor bathroom so we stopped using it not wishing to damage the property. Nobody contacted us. Nobody came. We realised we hadn't been left enough parking tickets so rang Sykes back to ask what to do and to ask if we could use the bathroom or if it was getting fixed. We were told again they would be in touch and again heard nothing. I've not been reimbursed for two cars parking for a day each and I've not even had an apology for the lack of available facilities. I also only heard back when I received an email asking if I was pleased with how it was dealt with. It all spoilt our break. We had two young children with us who had to walk down a flight and half of steps in the night and the house we thought would give us plenty of space ended up not doing what we thought it would. I'm afraid I wouldn't recommend this property.
Six of us, including two young children, had a lovely stay in this wellappointed house, wellequipped and ideally located close to the beach, shops and amusements. Having three bathrooms was excellent and we were very pleasantly surprised to find three televisions with Netflix and other streaming services. Our only niggle concerned the parking arrangements, which could have been made clearer.

Wow wow wow what an amazing place to stay, close to all amenities, beautifully kept just can' fault it. everything was pristine. they even sorted the parking for us which we was worried about. there was 7 of us staying and we all had ample space.

A dishwasher and washing machine were quite a surprise as they werent listed. Id suggest the website be updated. There was an awful smell coming from the ensuite sink which I reported, asking to be fixed when we vacated so we didnt have to wait in for the plumber. Surprised this hadnt been sorted prior to our arrival. Perfectly situated and beautifully clean and modern. Id also suggest the book of whats what etc have included stripping the beds on departure as not everyone checks their emails, as I didnt until just before we were leaving. We had a fabulous 4 nights with amazing weather too. We hope to return!

This property has clearly been given a recent high quality top to bottom refurbishment to a high standard. As such, just about everything is in near new condition. That made a big difference and put smiles on everyones face. It is also in a great location, literally steps from 2 pubs, a limited opening but fair priced convenience store and no more than a 2 minute walk to the central seafront. If like us, you prefer to walk, then the food market is a 5 minute walk away and the main shops about another 5 minutes. Be aware though that reaching these facilities means a steady walk uphill most of the way. There were however a couple of niggles. The kitchen is fully equipped but very small meaning that any significant food prep really has to be done in the dining room. Thats more an inconvenience than a negative. The first floor front bedroom needs blinds as the large windows are open to the street and are easily seen into. Curtains do the job but then youre in darkness. The biggest issue was the bins. Despite clear instructions to put out, both bins were full on our arrival. In a property of that size it is conceivable that bins do fill over a 2 week period but from what we saw, previous visitors had barely used the kitchen so we suspect it had been quite a few weeks since the bins had been emptied. I can understand the reluctance of visitors to take bins through the adjoining dark alleyway but it is possible. Its not clear to me how this can readily be resolved although I suspect a refurbishment to the adjoining building would help to encourage others. That may not be in the owners control. Finally, and as anyone who knows Old Town Scarborough is aware, parking is a lottery and you may have to leave your vehicle some distance away from the property.

We had a lovely stay. House was spotlessly clean, modern and in a great location, just a few steps from the seafront. It had everything we needed, including dishwasher and TVs on most floors. Can't really think of any negatives. Thank you.
Had a lovely stay at the cottage. It was lovely inside and huge. Plenty of room for a family. Showers amazing! 2 min walk to scarborough front.
Beautiful property really well decorated and plenty of space for our family 4 adults and 1 child. Harbour view from the top bedroom was an added bonus! Ideal location short walk to both south and north bay. Highly recommend!
Very clean. Suited 5 adults and a baby and a dog well, as there is plenty of room to spread out. The number of stairs to the top floors was a bit of a shock, although to be fair , it was clear in the information. Good location in the old town. All in all, a very enjoyable few days.

The property was fantastic. We were two families of four and it was perfect for us. Lots of space, rooms beautifully decorated, a well equipped kitchen and in the perfect location for the beach! Would 100 recommend a stay here and will definitely be back!
