The property is a lovely old house with plenty of space for all guests which was great ,the hot tub and games room a brill addiction ,although a dart board would have been good . The house its self is in need of some Tlc ,taps in bottom bathroom sink do not work ,house checker was informed, also dining room is definitely in need of decorating and a new carpet ,it was thread bare in the door way ,this was a shame as it let the house down made it look shabby on first impression. Also we were asked to put laundry into yellow bags ,but no bags were provided And only 1 tea towel provided for 14 guests Just one other thing to mention the house has no sign to say grove house or if it does not one of us saw it . Had a good stay with a group of friends good location near to the coast and lake district without being mega busy. The house had everything we needed, wellequipped kitchen to feed a crowd and plenty of space in the dining room. Having a living room and a separate snug could also a bonus for any mixed age groups. Parking was easy with 4 cars, probably would be more of a squeeze with more than that.

Fantastic week away celebrating a family birthday, very well presented place to stay, lots of friendly bars and cafes a short walk away with some great walks a very short drive away too.
Great house for large gatherings. Separate dining room was a little inconvenient but we worked around it. Fantastic facilities, although games room was freezing. We would recommend.

This was a great house for what we needed. We had three families staying, we had so much space and all the amenities you could possibly need for a week away. The kids loved the games room and hot tub. The house is in a lovely location, close to St Bees beach and an hours drive away from many Lake District sites. We had a fantastic stay.
We really enjoyed our time at grove house there was 14 of us in total and the property gave us the space we needed. The dining room table was great, we were all able to fit comfortably when we had meals together. The outdoor space was compact but nicely done and we enjoyed the hot tub throughout our stay. The property could do with a bit of an update, it is looking a little tired and needs a bit of modernisation and for the amount of people the property holds it definitely needs another bathroom or toilet. The games room was also lacking so if this is an important part of your holiday I think youd be disappointed but it didnt impact on our time there. All in all we enjoyed our stay, we probably wouldnt return to this property but it gave us the space and rooms we needed to enjoy our time as four families together. We loved a visit to Buttermere and a coastal walk at St Bees.

We stayed herw for my mums 60th birthday and it was amazing, beautiful and everything we needed. Would give it 10 and would reccomend it
Grove House was a beautiful house to stay at. The amenities were perfect. I just did not agree with having to strip all of the beds at the property and also having to vacate the property at 0930am in the morning when you can not check in until 430pm on the day of arrival, as if you have travelled from further afield this does not give you much time when you arrive and also when you depart.

We went to Grove House for our annual family holiday, and had a wonderful time. The house was great with both an old building and a new extension. The kitchen was something else! So much cupboard space! I would have liked to more about the old part of the house as it looked so interesting. Everyone really enjoyed the hot tub. Sometimes there was a queue!
Our stay at Grove House was truly delightful. The house felt like a home away from home, with beautiful soft furnishings and a wellthoughtout layout. The underfloor heating in the kitchen was a treat, especially after a relaxing soak in the hot tub. The kitchen was wellequipped, and the dining room was perfect for meals or family board games. The beds and pillows were of luxury hotel standard, and each bedroom had ample space for our belongings. It's clear that the property owners prioritize comfort for their guests. The house, spread across four floors, provided plenty of space for our group of 113 adults, 6 teenagers, and 2 younger kids. Everyone could relax in and around the house with ease. The games room was a hit with everyone, and the teenagers particularly enjoyed chilling out in the basement lounge, watching Netflix or hooking up their own consoles. The welcome pack was very helpful, with easytofollow instructions for all appliances. We were aware before arriving that the location wasn't perfect but this did not bother us as we had planned to drive out and explore. Egremont's main street however has a Coop for shopping and other local stores within walking distance, plenty of takeaway options, and lovely places to stop for lunch. We particularly enjoyed The Manor Inn after a trip to St Bees beach. For those looking to explore further, we recommend driving to Lake Derwentwater to hire a boat and take in the stunning views, followed by lunch in Keswick. We also recommend visiting Muncaster Castle, a 30minute drive from Grove House. The beautiful gardens, parks, cafes, castle tour, and the spectacular skyhunter display of eagles, vultures, and other birds of prey made for a fantastic day out.

We booked the property for my 60th birthday and we had the perfect weekend. Everyone enjoyed the hot tub and the games room. Lovely house with everything we needed for a great time. I would recommend it to anyone who needed a big house for all their family. St Bees was lovely and just a short journey further up the road.
The house was amazing for the 16 of us it was spacious plenty of space it has a great kitchen and dining room. For everyone to be together and we did all sit in the upper lounge but limited seats so we were sat around the floor. We used it as a family get together so there was 5 family's all meeting up from all over the north so it was perfect for us. There is nothing around if you want to walk but we went to Whitehaven and St bees and we had a lovely time.The house was clean the beds were comfortable. We did a tesco hone delivery when we arrived so that was great to have fresh products on hand without going out.The hot tub was an added bonus to the break and we had a family bbq. Sadly there's no grass garden for the kids to kick a football about but the games room made up for it.we had some special requests to arrive earlier and checkout a little later and because they had got it ready and no one was rushing in after us they were amazing to accommodate so thank you for this and we will definitely be using you again and would highly recommend.Janette and the family x
The property has been a perfect location for our large group, the dining areas and lounges were very comfortable and the kitchen provided all the utensils we needed for the stay. A wonderful house in a lovely area that's close to shops and bars as well as a quick drive to the beach! We would definitely come again!
Great place to stay. Communication before arriving was perfect.
Accommodation and location great. House is warm and comfortable. There is a shortage of cooking and serving utensils for large numbers wishing to cook big meals like Christmas lunch. The games room has no heating so it's not really viable as a games room in the winter but that meant we used it as a pantry as the fridge is too small for mass catering. A second fridge in the games room would be good for large groups in the summer. The dishwasher cutlery basket need replacing it's got holes in the bottom which allow the cutlery to fall through and prevent the bottom water jet boom from spinning. The water pressure in the shower downstairs is low and the temperature control is not very easy to use.

The property is beautiful but there was a few maintenance issues that need addressing door handles missing or broken which led to getting stuck in a bathroom there is no security lights around the property and this then meant the hot tub and outside area cannot be used when dark which at this time of year is around 34pm

We are a massive family that had stayed in the cottage, we absolutely loved everything in the the cottage. Bathroom kitchen and bedrooms were so clean. The beds were so comfortable. Overall excellent condition in the cottage. Many parking spaces. We plan to come again in future and highly recommend for people to go and stay there. Thank you!!

The House was lovely. Everything was perfectly clean. There was plenty of space for us all as well. The host also called the day before and ran over any questions we may of had before the visit.
