Perfect place for a complete switch off from day to day living. A truly tranquil place where you might get one car past a day and a handful of walkers. Couldnt fault house, except 2 things that cant be rectified as of the age of the house low beams, 2 of our party over 6ft tall and had to watch their heads on the beams especially outside double bedroom and we were lucky enough to be able to sit outside the majority of our stay but no downstairs toilet, again, due to age of house we know this cant be changed but other than those 2 things, the house was absolutely perfect. Fully stocked with kitchen equipment so no need to bring anything. Living room a typical farmhouse style, with tv with apps on so plenty to watch if thats what you want. A radio wouldve been nice for background music, but we just put tv on and turned it up! Perfect for dogs!, our dogs loved to roam the gardens and watch all the ducks and geese! A resident goose family visits daily for some food Get this place booked! You wont be disappointed! What an absolute blast we had..

Hulley Hall is beautiful, right beside Lake Windermere and surrounded by beautiful woodland. The cottage is a charming building, built in 1720. It has a lovely kitchen and dining area, with a gorgeous large farmhouse style table. It has 3 bedrooms, 2 twins and 1 kingsize. The views from the cottage are stunning, we enjoyed listening to the cows mooing in the mornings and the pheasants chatting to one another. The Graythwaite Estate is gorgeous and there is lots to do. The swimming pool is lovely, but the 45 minutes slots might create a problem during high season if people over run The countryside around Hullet Hall is outstanding and the neighbouring villages are well worth a visit, Hawkshead in particular. I would live to stay at Hullet Hall again and would recommend it to anyone.
The photos online do not do this place justice, its even more gorgeous in real life. The house was spotlessly clean and comfortable, every room was warm and cosy. The WiFi and TV choices were excellent, hot water was constant. The best thing though was the outside views, just stunning. Even though we were there in February the landscaping around the property had clearly been maintained, grass mowed and snowdrops in abundance. Saw rabbits and pheasants roaming. My only wish was that the hot tub had been filled and warmed prior to arrival as its very difficult to heat and took 2 full days before we got it to temperature and used a lot of wood and effort.
We had a lovely stay at Hullet Hall. A beautiful cottage by the lake, so perfect for our two dogs who love to swim. The cottage had everything we needed including a well appointed kitchen and comfortable beds. Log fire was cosy for our December stay. The estate was good to walk around and the staff were friendly and helpful. Would definitely book again.

Stunning location and idylic scenery, very peaceful and tranquil. Traditional cottage was well equipt with everything you'd need for a perfect trip away. However, heating didn't work in the main bedroom so it was freezing through the night and the pillows were too flat, which gave us neck age both of which made us not have a good nights sleep in the 4 nights we were there. Living room had no heating apart from woodburning fire, which looked gorgeous but didn't give off heat, and in 2 weather, heat was necesaary. This meant we had to sit at the dining table near the radiator most evenings not that comfortable.

Beautiful cottage in the most amazing location. We had lovely weather and did lots of walks from the cottage. The cottage had everything we needed. The farm shop and access to the swimming pool were an added bonus.
Undoubtedly a great location, lovely cottage in a super spot. The high price is just about justified but there could be some improvements specifically the kitchen equipment, which is a bit outdated. Old and unmatched glasses, peelers broken, the oven tray had been left to 'soak' in the sink. Small details but justifying a 500night cost .... Maybe the TV could do with upgrading also. All in all a lovely stay, I'd echo the comments about the access road, but fortunately we had a 4x4. Have rebooked for next new year.

The property is in a superb location right next to the Lake and with its own small jetty, and is reasnably comfortable as well. However, there were many niggles which for the sum paid to rent, took the shine off our holiday 1. The road down to it is in a very poor state with large and deep potholes if you have any back issues, which we did, dont do it 2. Brambles grew in from the sides of the road, some of which you couldnt avoid if you value your car paintwork again dont do it 3. The jetty had a few maintenance issues other properties had been renovated, this one hadnt, and there was even some broken glass not cleared from the foreshore 4. the property was not very well cleaned with cobwebs and spiders in the kitchen and the entrance lobby hadnt been cleaned for sometime 5. The best north lakeside walk to Grubbins Point was outofbounds due to a private function, the south walk outside the house, was covered in water so difficult to navigate and the garden that we were told was open, wasn't 6. Maintenance issues are covered by the estate and they dont man the phones at weekends, so any issues on arrival, wont be dealt with until Monday we had a few with the shower head broken, batteries flat in TV control, and not enough drinking glasses there were other missings in the kitchen utilities as well 7. Doorways are quite low, so myself and my eldest daughter who are only 5' 1011 hit our heads regularly 8. The blind to the ensuite doesnt fully cover the sides of the windown glass and there is a footpath at the end of the garden 9. The drawers to the bedroom furniture need easing so they open and they should be checked by the cleaner as we found someone else's sock left behind. Sorry to moan but these were all genuine issues faced, which to be honest for the level of property we were renting and paying for, we dont think we should have encountered.

The location is fantastic but the house itself requires updating, when compared to other properties in the area for that price it falls short in certain areas, kitchen and bathroom facilities for example, eg no towel rail or toilet paper holders, only one shower available.

A fantastic place to stay which is why weve rebooked for next year! The only down side was the kitchen not being overly well equipped with kitchen utensils and serving platesbowls for example.

Great location and the cottage has been upgraded since our last visit 4 years ago. Fabulous time for sure.
Unfortunately we had no hot water due to issue's with the boiler, which the estates maintenance team managered to partly rectify the next day. It ment that the day I proposed to my girlfriend we had to have cold showers after we returned from a hike in the mountains and before we headed out for a celebratory dinner in the evening. Apart from that everything was fine.
The kitchen in the Cottage could be stocked with more basic crockery and cooking implements. Otherwise comfortable

Having used other cottage rentals which provide a welcome basket of essentials it would be nice to see this with yourselves. The small extra cost added to the price is small

Beautiful house in an incredible private location, literally on the shore of Windermere. It has its own jetty and we sailed everyday. A well equipped kitchen and a log fire in the living room lovely on cool September evenings. Enjoyed ourselves so much we booked it again for next year before we left.
I really am not sure that anyone reads the feedback given! Last year when we stayed at Hullet Hall I remarked that the locks were sticky and that it is not easy to open the doors with the key. This is the same this year, either a new key or oil the locks or replace all the locks. New points Dustbins. There is only one dustbin. So all bagged rubbish has to be kept in the fridgefreezerwashing machine room as there is a wandering Staffordshire Bull terrier, dog, brindled with a long tail that visits and opens any rubbish sacks left outside, distributing the contents widely. I suggest therefore 2 or three wheelie dustbins that can be categorised for recycling. Mixing bowls, there are none. I thoroughly recommend H Hall and will book again, though not in 2019. As a landlord of accommodation for 80 I understand what is required to keep up to date, on top of small problems and keeping the clients content, so I believe that my comments are constructive. Prove me wrong that feedback is read by sending me a personal email!
The kitchen is not well equipped far too few pots and kitchen utensils. The beds in the middle bedroom need to be replaced.
