The house was very well equipped and very comfortable. The views were stunning . We enjoyed our stay. We only have two little complaints one the downstairs bedroom had a lot of dead flies in it when we arrived and the other was well documented and that was the road leading up to the house . One of our party burst their tyre on a piece of flint so the rest of us decided to leave our cars in the village.
Lees Farm has the most beautiful view over Millers Dale in Derbyshire. The house is perfect and we call it the Up House from the wonderful film Up. This was our fourth stay. Thank you again.

Our 5th return to Lees Farm for a family break after last staying 9 years ago. We can see the owner has made improvements such as new heating etc but furniture and TV remains the same as 9 years ago. Would recommend an allen key so that the garden furniture can be tightened its all very loose. Some TLC needed around the property. Whilst every kitchen item is catered for I would recommend taking toilet rolls, bin bags, cleaning supplies etc. Overall a beautiful location and lovely secluded property to enjoy a break away. Its unfortunate for the price of the break that youre unable to check in until 5pm as youre technically losing a day at the property.
We had to report a problem with the upstairs shower. A plumber came promptly but we didn't see him again with the part. Outside furniture all needing attention or replacing. One chair collapsed when one of our party sat on it.

A lovely property with incredible views and access to the Monsal Trail for hiking and climbing as well as near to supermarkets, stately homes and pubs. The property is spacious, with room for the group to all sit around a table inside and outside and also room for us to spread out and chat, read or have quiet time without being on top of each other.

What a truly wonderful property, in a stunning, tranquil and relaxing location away from the hustle and bustle of every day life. There are no words to describe how much we enjoyed our stay and can safely say we will be back sooner rather than later.
Overall, really lovely place, great beds, fab time! Minor things some of the doors a bit stiff so kids struggled to open them at times. Front door and door to kitchen also difficult to close. Couple of fire alarms had no batteries or batteries ran out. Other than that all facilities were excellent.
Lovely quiet and very remote, just what we were looking for. The decor is a bit tired but you do expect that to a degree with such an old building. The steps from the snug into the living room gave my wife some issues as she has minor mobility issues. We just stayed in the snug as it was more than comfortable. Overall a lovely place and so so peaceful.
We had a great time, everything was as described, clean and in good working order. We enjoyed ourselves so much that we are trying to organise a time to go back as a group
Lovely house, fabulous views. . The warnings in other reviews about the rough track leading to the house are exaggerated. Unless there is snow, you absolutely don't need a 4 wheel drive. I don't recommend low slung sports cars, so leave the Lambo at home, but a competent driver in a normal car will have no problem as long as they take it slowly and choose the right line over the bumps and dips. In my view the reviewer who said it is barely passable at about 35mph in an ordinary car in good weather needs to learn how to be a better driver. Also, the kitchen is very well equipped we brought a few things in case we needed them, but it wasn't necessary and the log burners are great but be careful, the doors and handles get very hot so use the supplied gloves. The main lounge has underfloor heating and is very warm. We did have a problem with the central heating radiators however. All in all, a good stay, and would recommend.

The property has incredible views of the surrounding area. Walled off garden, so suitable for dogs. Comfortable beds. Spacious seating area and a good sized kitchen. BBQ was a bonus. Would highly recommend.

Lees farm is a very beautiful and excellent property. Its location is to die for . Ideal for every one wanting to get away from the world , but also driving distance to many more beautiful attractions and experiences. The house its self is fantastic, everything is provided in the way of towels, and bedding. It's very clean and comfortable and a joy to spend time there
Fantastic location and a lovely property
The farmhouse is comfortable and has everything you would need, the kitchen is well equipped and the garden and house are dogfriendly, it is in a superb location but the halfmile lane from Priestcliffe to the farmhouse is barely passable at about 35mph in an ordinary car in good weather, I imagine it would be impossible in bad weather when there are puddles.

Fantastic stay. Really is a get away from it all type location, with amazing views across Miller's Dale.
Fantastic location loved being so remote with the most amazing views and fantastic walks. Would love to go back here again. Definitely a location I would love to live. The cottage had lots of rooms and really enjoyed the log burners and the bath was amazing. Cottage had everything we needed except a pen so we couldnt write in the book sorry.

We stayed for a week at Lees Farm over Christmas. The drive is just under a mile long and rough, but we negotiated it without any problems in a Ford Focus, Honda Civic and Skoda Yeti without any problems, despite it being a wet week. The farmhouse is remote but had the benefits of not being able to hear any traffic noise and we did not see anyone on the public footpath which runs adjacent to the property. There are numerous circular walks from the property so remoteness was not an issue. However, the pub mentioned 1 mile away is down a steep, stepped path, probably best negotiated in daylight the first time. The kitchen was exceptionally wellequipped and had everything necessary for a full Christmas dinner. The lounge was cosy, particularly with the underfloor heating and wood burning stove, but we did feel the layout could be improved by moving the dining table into the upper living area to avoid having to carry food etc down 2 steps. The WiFi was very good throughout the house. The beds were very comfortable. Upstairs, the radiators in 2 bedrooms and the bathroom did not heat up beyond lukewarm. The housekeeper came out very promptly on Christmas Eve to investigate the problem. However, this continued to be an issue for one couple in their bedroom, and the bathroom remained chilly throughout the week. Overall, a good week.

We really enjoyed our stay. Lovely walks from the property and a peaceful location. The log burner was lovely in the evenings and the kitchen very well equipped for all our baking needs. The welcome treats were also lovely and appreciated. We look forward to staying again.
We have stayed in many holiday properties in the UK but this has to be one of our favourites. The location is outstanding. Such beautiful views all around. The house is warm, comfortable and well equipped. Thank you
A beautiful cottage on top of a hill with brilliant views. we will come back in the summer when the flowers are out. windy location but this meant great walks 1 mile from pub but up down and upon very steep slope so not able to go for the evening. warm log fires meant we stayed in with nice glass of red would have been nice to have some matches for us to use on the first night handle to lounge was loose from the wall

We had a great time with the superb isolated location with great views. Sykes responded promptly to communication. recent garden furniture was a real bonus. Description does not make clear that 2 bedrooms have skylights not proper windows, this was disappointing for the adult guests in our party. Other than the 2 master bedrooms, the 2 secondary bedrooms with single beds have poor ventilation due to the skylightshigh velux windows only. One of the double beds was broken, the top section was not fixed on. Clothes airers are still broken indoors one for over a year according to previous feedback, outdoors too, even a normal oldfashioned clothes line would be better than nothing. Carpets smell musty downstairs. We had to bring lights from upstairs into the lounge to be able to read. An outside sun umbrella would be of benefit. Kitchen was well equipped. Showers are good. Barbecue was small and missing bits we had to fashion our own grill surface from 2x disposables. Overall we enjoyed our stay and had a great time, in a rural cottage we were not expecting anything fancy, but for the price for a week that we paid we would expect these fairly basic straightforward things to be fixed and not keep recurring in the commentsfeedback.
Really good stay and great cottage. A couple of small issues were some of the wooden outdoor furniture was unusable as it was broken. 4 chairs we couldnt use. Also the big wooden table at the front of the property is split down the middle so we couldnt move it at all when the sun moved slightly. The wifi also didnt work for the full week of the stay. We tried turning it on and off again a few times but it didnt work at any point. Apart from that all was great. Thanks

Perfect cottage builtiful location the only drawback was the road leading to the cottage very poor. welcome milk and biscuits were a nice touch on arrival. Lovely and remote, fantastic views, wood burners. Have recommended this cottage to all familys and friends and will definitely will come back here.This was a great experience which made our holiday a one to remember. Michael Timson.

There were a few silly things that marred the property and they are petty. Only one dish tablet per day for 9 people, some of the outside chairs were broken as was the clothes airer which had been mentioned in the visitor book previously. The worse thing for us though was the gardeners turning up as we were loading the car, not good with dogs. Otherwise a beautiful property in a wonderful location.
The farmhouse was a wonderful place for a family stay. The kitchen was really well equipped, the rangemaster stove was brilliant to cook on and really easy to work out how to use. I have never used one before but soon got to grips with it. Loved the outside table and chairs as we had some lovely weather and were able to enjoy outside eating. Everything in and outside of the house was very good quality although apart from the barbecue which was really too small for a family so we bought some disposables to use as well. We loved the location at the top of the hill with only cows and sheep, and the occasional rabbit, for neighbours, but only an average of about 30 mins drive from various tourist attractions show caves, Castleton, Buxton, Bakewell, Matlock Bath. Obviously the drive can be tricky but we felt it was a minor negative compared to all the positives. Check in and out is easy with the key safe, and there was good communication with Margaret from Sykes Cottages when I needed to contact her. All in all we had a wonderful week there and would recommend it to any family.
Lee's Farm is an absolute gem. The photos does not do it justice. There was not a single thing that you would want to add, take away or change. Tescos delivered right to the door! So no need to source a supermarket, which helps with packing and travelling. The instructions to get there were very good and easy to follow. It was the best thought through and executed place we have ever been to. It was pristine. It was maintained to such a high standard. Everything you might need was in the cottage, even household items even little night lights! It was also very well situated for all attractions to see and do in the area. We all had a super time, and coming back to a very cosy, warm cottage, especially after a day in torrential rain, was like coming home!
Lees farm was perfect from the comfortable living rooms with the wood fires, the comfy beds, both bathrooms and the kitchen with all the utensils you could imagine! The surrounding countryside provided amazing views regardless of the weather. The 20 minute walk if you are fairly fit to the great pub meant that although you are literally in the middle of nowhere you can get a great feed and drink without having to get in the car! All in all I would definitely recommend Lees farm for small or large groups

Back again in this well positioned and provided for cottage in the centre of the Peak District, well located for the Monsal Trail and surrounding visitor attractions. The unmade road to the cottage continues to be frustrating, but once arrived, this is soon forgotten about. There is a good level of provision throughout, except that the lounge area would benefit considerably from additional lighting and strangely no hair dryer is provided. These niggles aside, this is a nice cottage and well up to use by families, great and small.

The track to the farm house from the road is quite long and very uneven in places but nice reached the views are scenic.
