Beautifully styled and wonderfully spacious, this room is on the middle (ground floor) of the house and has a feature stone wall with a huge fireplace and Smart TV. Three sofas provide ample seating for guests to unwind on with additional furniture including a coffee table, sideboard, bookshelves, Smart TV, a footstool and a floor lamp

Family / Cinema Room
The large family room can be found on the lower ground floor and features a large modular sofa with room for eight, a Smart TV and sound system.

Living Room

The large family room can be found on the lower ground floor and features a large modular sofa with room for eight, a Smart TV and sound system. This room has access to the pool terrace

Kitchen
Open plan with the dining room, the modern Rotpunkt kitchen features sleek silestone worktops and a large breakfast bar with barstools. A Mercury five burner dual fuel range takes centre stage and a range of integrated appliances including a microwave, dishwasher and an American style fridge / freezer with ice dispenser. The range of smaller appliances includes a blender, *Nespresso Vertuo coffee machine, kettle and toaster. The house offers a good selection of cookware, dishes, crockery, utensils and glassware

* Coffee pods are not provided

Utility
The separate utility houses a washing machine as well as a second gas range cooker and separate split level electric double oven and grill

Dining Room
Open plan with the kitchen, this lovely room has incredible views and is furnished with a contemporary sideboard, a dining table and eight chairs. This room has access to the balcony

Master Bedroom
Occupying the entire top floor of the house, the master bedroom is huge, light-filled and elegant. Featuring a super king size bed and vast bifold doors leading out to the roof balcony, the room also has its own TV and sofa, a built-in wardrobe as well as a freestanding wardrobe and its own en-suite bathroom

Bedroom Two
The second bedroom is located on the ground floor (the same level as the lounge) and features a king size bed, pedestal tables with lamps and a freestanding wardrobe
Please note that the door to the terrace is temporarily inaccessible

Bedroom Three
Perfectly suited to families with older children, the third bedroom is located on the lower ground floor and features twin beds, a chest of drawers and a lamp

Bedroom Four
The fourth bedroom can also be found on the lower ground floor and is furnished with twin beds which can be configured as a super king upon request, a built-in wardrobe and an armchair

Bedroom Five
A king size bed is featured in this lower ground floor bedroom which has access to the balcony as well as its own en-suite bathroom. Bedside tables with lamps, a chest of drawers and a built-in wardrobe

Bathroom One
The en-suite to bedroom one on the top floor features a bathtub, separate shower, handbasin, WC, and bidet

Bathroom Two
There is a family bathroom on the lower ground floor with a large walk-in shower, handbasin and WC

Bathroom Three
The en-suite to bedroom five with a bath and shower over, handbasin, and WC

A separate cloakroom with WC is found on the ground floor (the living room level)

Outside
The mature garden with fruit trees, shrubs, and tropical plants extends from the house all the way down to the water where guests can make the most of the private access to the waterfront and use of the property's kayaks and paddle boards
The furnished, ground-floor balcony has a glass balustrade for unobstructed views and features an outdoor dining suite and charcoal BBQ
The lower ground floor terrace has a pair of sun loungers, a large cantilever parasol and an outdoor suite as well as a plunge pool* and 6-person electric hot tub that overlook the garden and estuary

*The plunge pool is seasonally available between 28th March and the end of September 2026 only
**Please note that there is a heavy wood cover on caster wheels for the pool however families with children will need to take care and not leave them unattended
***Please note that this property has regular garden maintenance and whilst we aim for work to be carried out between bookings, it may be that the gardener attends the property during your stay. Please contact us if you’d like to discuss this before booking

Car parking for three cars on the private driveway with additional road parking available to the front of the house. This will be on a first come first served basis
