Positives... .the place was everything we imagined it to be, easy to find, good privacy, amazing garden and beautiful views. The kitchen was very well stocked and the house was clean and very comfortable. A really great place to stay. Negatives... green bin outside was overflowing with 2 torn bin bags on the floor. I managed to get rid of some on the neighbours Tuesday pick up and on thursday I followed house instructions. Everything was bagged up but only some got taken away. The green bin has old rubbish in the bottom so needs emptying. Very stressful. The master bedroom ensure shower is detached from the wall and some attention to detail with paintwork wouldnt go a miss. The drain smells as per other reviews weren't really that bad at all so didnt bother us. The WiFi was really poor, couldn't even watch Netflix or use my phone. Big dissapointment. All & all a really lovely place to stay. We were all very happy to stay there. Thank you.

What makes this property is the stunning views whether your sat outside or indoors, I cant stress this enough. The property is extremely comfortable and has all the essentials needed for a perfect stay. The property does require a touch of maintenance here and there, but we could look pass this. However, I would recommend that the owners look to redo their paving slabs, as some are not secure and could have easily caused an accident. The only downside with regards to this property is that there are no accessible walks direct from the property that are ideal. Unfortunately, there is no avoiding the road to get to anywhere, of which has no pavement in large sections, not ideal for a 60 mph road. Equally, there is only one bus service on this route number 6 which isn't too frequent. Definitely need to drive most places.
8 of us have just returned from a week at Pheasants Folly. The accomodation is comfortable, spacious and the interior is well decorated. I feel it is important for people to know this property is managed by a company not individual home owners so for us the personal touches were missing this is something we would of expected having paid what we paid and the 5 star rating. It was all little things that whilst not directly affecting the stay did niggle a little like no games as doucmented, broken pool cues, no instruction about logs for the fire etc. The biggest issue was the smell from the showers but that did die down a little once they were being used. We still had a good time and enjoyed our stay but just felt a little let down If I had paid full price in the Summer this would be a very different story.
Beautiful house in perfect location. Comfy big bedrooms gorgeous sitting room. Very well equipped kitchen and lovely large dining table so 8 people could easily eat together. Every room has a great view. We had 4 cars parking was possible in the space. We all enjoyed the stay. A Xmas tree would have been the only extra addition but we had brought our own table decorations and the host had left cocktail tools so we celebrated our first big family Xmas. Would love to visit again.
Lovely accommodation in an excellent location, we were a party of 8 adults and the house more that accommated us, plenty of room to spread out & enjoy the fantastic views or read etc. The facilities were very good allbeit one of the ensuite bathrooms was out of commission but we were assured that was being fixed. Communication was very good and directions to property excellent. You will need to drive to any pub, restaurant etc but as we self catered that was not an issue. We went into Windermere and Ambleside but did not spend much time as both were very busy and parking was tricky, with only 30 minutes allowed in some areas, plan ahead would be recommended. Kitchen was well stocked but would suggest that knives are sharpended as they were mainly blunt, apart from that we found everything adequate. Would certainly consider returning which is always the real test of satisfaction.

This is the second time we have stayed here and sadly, it felt way short of expectations Sykes and the landlord are aware of our feedback already but we remain extremely disappointed we have holidayed through yourselves for a long time and this most definitely fell short of the usual familiar standards

Lovely property with amazing views and plenty of space. Very clean. Minor issue was small dishwasher for 8 people, but we had a wonderful week.

We are unable to fault the cottage, it was very clean, comfortable, had all the necessary facilities, was spacious, amazing indoor and outdoor space, and we as a large family very much enjoyed the stay. I would certainly recommend and will rebook in the future.

We had an excellent stay at Pheasants folley. We went as 2 families of 4 and the house was perfect. Plenty of space and well equipped. This may not be the best house for anybody with access issues as the house and garden are on multiple levels but for us with teenage kids it was perfect. The kitchen was very well equipped and clean. Handwash was provided in all bathrooms, washing up liquid and a cleaning kit in the kitchen, including a few dishwasher tablets and a couple of bin liners. You will need to take loo roll. It was only a short drive into WindermereBowness centre. There isnt really anywhere to walk from the door so for walkers you would need a short drive to get to walking point. The garden is fairly secure for dogs but not entirely, so if your dog is a wonderer I would suggest keeping a good eye on them. I would highly recommend and would stay again.
Although overall the 4 of us enjoyed our stay at Pheasants Folly and felt comfortable in the main, there were many things that were not to the standard we expected. As regular users of Sykes we always look for something special, with quality furnishings and luxury facilities, but despite the description and photos suggesting that was what we would get, there were numerous disappointments. Upon our arrival the first impressions of the paintwork on the exterior of the property were of it being run down. I do have photos of this The garden was largely inaccessible with no parasols to screen us from the sun, so were unable to make use of the outdoor seating area as we had planned. The loose slabs, tired pots and borders made the garden look uncared for. We were not told about the building work going on next door and the constant loud noise we would hear every week day . Although builders were very cooperative when we asked them to move their vehicles from our drive to enable access to our premises, there was never any apology or prior notification of the inconvenience, disruption & noise from the grounds of the property next door. The shower doors in both en suites did not fitclose so water escaped. The bathroom floors were soaked and with poorno ventilation there was an unpleasant smell in both rooms. The bedrooms were uncomfortably warm with no fans for cooling. Toilet roll holder hanging off the wall in one ensuite & towel holder hanging off the wall in downstairs cloakroom. Wall light not working in lounge, cushions, one sofa & throws were tired & well worn. Hallway window seats gave a miserable first impression. The kitchen utensils and oven trays were greasy. We had paid well in excess of 2000 for a week in early July & this is most definitely not the level we would have expected for that price range. We did make several attempts to phone Sykes at the beginning of the holiday to express our concerns but unfortunately never managed to get through to speak to anyone. It was such a shame to be so disappointed over so many aspects of our much anticipated holiday accommodation.

Such a beautiful property with amazing views. We absolutely loved our stay here and would definitely recommend! The house is decorated and furnished beautifully and we all felt super comfortable. The house was very clean but the only downside side was a few of the pots were dirty so we popped them in the dishwasher to be cleaned. I would also say there weren't enough sharp knives when cooking with there being only one. It would be beneficial for there to be a knife set and also a bread knife. However this wouldnt prevent us from staying again! Again we were so pleased with the property and it more than met our expectations.
Weve had a wonderful week at Pheasants Folly for my birthday. The property is beautiful and the views absolutely stunning. We saw daily changes in the view over lake Windermere from snow to mist and glorious sunshine. Fully equipped kitchen even an electric whisk we were able to bake ready for the Bake Off final. Some wood was available so we were able to light the fire on the snowy day and watch a Christmas movie. Games room is lovely with spectacular views and wildlife. We even saw a wood pecker. Easy reach to a wonderful spa, a nature reserve, lake side walks and Windermere town. Gilpin restaurant and lakeside was very close by too for afternoon tea. We all really enjoyed our stay. 3 generations together and we all felt very comfortable. Thank you! X
Had a lovely stay at Pheasants Folly, thank you. Size of property great for a family trip away and the views are spectacular. Comfy beds and so much space for us all. Feedback would be that the summer house needs repairing asap as there were broken panes of glass lying around which was not good with small child and dog. Also dishwasher is extremely small given size of property! Bin collection didnt happen as stated and only one bin outside. But overall a lovely stay and would recommend.

Pheasants Folly has an excellent location with fabulous views. The house was clean and well presented with a well equipped kitchen. The cupboards were completely bare, not even a tea bag. One shower leaked.

Great stay, lovely base to explore the area Lovely property kept warm and gardens well maintained. The premises is ECO friendly for chemicals so would have liked to know that ahead of time as we had to go to booths to get some new dishwasher tablets

Absolutely loved Pheasants Folly we instantly felt relaxed! The view & surroundings were even more wonderful than we expected. Our favourite room was the sun room, but we found all the rooms to be comfortable & to have everything we needed. We had a Tesco delivery on our first night & the kitchen had everything we needed to store and cook our favourite meals. The bath filled with steaming hot water extremely quickly & the towels were lovely & large perfect after an afternoon Ghyll Scrambling. The bedrooms all had seating areas to enjoy the stunning views & the beds were very comfortable and huge!. Plenty of storage everywhere and we absolutely loved the decor & furnishings. We enjoyed the pool table maybe some board games provided would be a plus? We enjoyed the daily fly past of the jets over the lake at the perfect height to watch them through the picture windows fantastic!

It was perfect for our family get together. The property was beautiful and so tastefully decorated. We had two young children with us who didn't want to go out and happy playing in the snug and games room. I would definitely recommend
A stunning home over Windermere with beautiful views of the lake. A warm welcoming home with great amenities which was perfect for a February holiday. The modern interior with 4 gorgeous bedrooms made us settle in very quickly. The cosey living room and amazing extension was simply perfect. Already booked out next stay.
