A perfect end to what could have been a holiday disaster from our previous booking
We had a very good week and are already considering a return to the Graythwaite estate next year. The site is ideally located for a holiday with a young family, private sessions in the swimming pool were much appreciated. Unfortunately the vacuum cleaner failed to work reported to the shop. There was a minor leak on the washing machine when running not reported.

I have just returned from staying in Lords Leap with my family. We really enjoyed it !! It was in a lovely area and the grounds were amazing and so well kept. It was great to be able to walk with the dog who had the best holiday !! With use of the pool and table tennis this helped on the rainy days. We visited all the different villages in the lakes and all in within easy reach with the car. The cottage itself had everything you required, home from home. Would recommend to all family and friends. Many thanks for a great holiday !!
The cottage was nice clean and presentable, are was lovely and everyone very accomadating, the pool was fabulous we all enjoyed very much! Looking forward to going back!

Poor maintenance in the cottage, flush in both toilets damaged No hot water in the morning, despite maintenance guy saying it had been fixed still did not work. Informed at the last minute that swimming pool would not be available, despite writing to customer service, no compensation offered, no further message fro landlord. Overall, great area and location but poor experience in the cottage, clearly everything is done to minimize cost and no focus on customer experience. Quite strange in tough times where many people are trying to support local business and domestic tourism industry, leaves a bad taste.
Prior to the holiday we specifically asked about the pool and games room. These were the very reasons why we booked this particular cottage. When we asked prior to the holiday we were told that they were following government guidelines therefore we interpreted indoor pool would be open. Our kids were looking forward to the pool being open and were extremely disappointed to find out when we arrived that this was not the case. We asked at the shop and were met with a frosty response who told you that. Not the warm welcome you would expect. When we unpacked our things at the cottage there was no hot water, dishwasher was full of water, the dining chairs were all wobbly and the high chair was not working and filthy. After the frosty reception at the shop we did not think to ask about anything else. I would have thought with the Covid situation that the houses would have been in a better state of repair than they were. We saw the handyman towards the End of the visit so made him aware of jobs that needed fixing. The shop although very handy was extremely overpriced. I would expect to pay more for a bottle of wine obviously but not the extortionate prices. We book a cottage every year in the uk and this was one we would not go back to. If you have booked here dont take your swimming stuff!
Everything in the cottage you needed being away from home for the Christmas week. Lovely setting would definitely go back.

The setting is idyllic, the site is lovely and the accommodation was clean and well presented, A lovely welcome pack greeted us and the shopreception were more than happy to assist.
We were upgraded to a larger property as Lords Leap was double booked. Very pleased with the cottage and location. We have a great time in Keepers Cottage.
We left messages with the lady in the shop regarding a broken extractor fan and changing bedding half way through our two week stay which she passed on to the estate office. However both requests needed chasing as her emails weren't read or actioned in time. However once followed up things were actioned quickly and satisfactorily.

The positives of Lords Leap, were it was quite clean, nice and spacious, the beds double beds were very comfortable albeit on the small side and in general it had most things one would need. Jackie in the shop was a great help. The negatives were, there was no one to meet you on site and there was no contact to go to on site. The number given to contact someone was impossible to get through to and there was no mobile access. You could not place or receive calls whilst on holiday there. So when it came to wanting to organising day trips out, we could not call any organisations to book boat trips etc. We had to drive out and then organise our trips, so lost time and days trying to do this. The shower tray filled to it limits when showering, leaving ones feet in a pool of water, the washing machine seemed to wash the clothes but came out dripping wet and would not spin properly, so clothes had to be wrung out by hand. We put up with these things for a few days as we couldnt contact the number given and didnt know who to go to. Eventually we went to the lady in the on site shop, who then emailed the appropriate people. If there had been someone there on site or mobile access then we would not have had to put up with these things, we would have gone to the shop sooner if we knew she would contact the appropriate people but thought that we would be bothering that person. In fact Jackie was very pleasant and very helpful and the shower situation was sorted out quite quickly and apparently they are fitting a new washing machine, which will benefit the next booking at Lords Leap as we had left by the time this happened. The most misleading part of the booking is the on site gym, one of the main reasons for us booking this accommodation was that it had a gym. At no point when booking the accommodation did it say one had to pay for the use of the gym, until after the deposit had been paid. We found out that it costs 20 per week or 15.00 per weekend, which is extortionate! It cost us 18.00 per month for our gym where we live and whilst I understand prices, when in different locations and holiday prices can charge more, its far too much to charge, especially when it didnt even mention one had to pay at all in the first place! and it was very small and equipment quite limited. There were 7 of us who would have used the gym if it was free or a minimal fee was charged, after all ones paying enough for the accommodation. But instead, neither of us went to the gym and therefore the providers of this accommodation lost out on 7 peoples money, plus a negative review on that point. On the whole Lords Leap was a nice place to stay, but I dont think thats its acceptable to pay for your accommodation and then be asked to strip all of the beds before you leave, after all were on holiday! And we paid a substantial amount for it.

We had issue with bites and the lady from the shop actually went to but he beat ointment for us and bring it to us exceeded our expectations tremendously. Couldnt fault at all from start to finish.happy faces and smiles all round would highly recommend.

We had a brilliant week staying at Lords Leap. The cottage is cosy and comfortable, and the swimming pool was just beautiful in the mornings with the sun streaming in! Also super impressed with the playground equipment, which has been newly built since the photos in the listing were taken there are now different types of swings, a climbing house and slide as well as the original climbing frame with the tyres. We enjoyed using the BBQs that were available for all to use in the courtyard and meant we didnt need to bring disposable BBQs. We also found the Graythwaite estate to be a great base for lots of day trips out in the surrounding area. Oh, and the little onsite shop was immensely useful, and staffed by very friendly people!
Absolutely loved our stay at Lords Leap Cottage! Beautiful setting, beautiful cottage, very clean pool and lovely little shop on site. Only thing I can suggest for improvement is more clear signage from the road as we had trouble finding the entrance to the cottages. Maybe a sign saying Lords Leap from the main road. Otherwise cant fault it! We will definitely be back soon.

This was to celebrate my Mum's 80th birthday with all the family and she had a wonderful time. the cottage and surrounding area was beautiful and was perfect for our family weekend.
The overall experience was excellent would highly recommend Cottage was very homely and exceeded our expectations. An excellent birthday surprise
We were never in formed at anytime, either by yourselves or the Graythwaite Hall staff we met upon arrival that there would be intensive stone masonry work going on ALL day 95 on the Saturday AND Sunday of our stay. This was directly below us, they were using jackhammers & drills to remove stonework, when we complained, the Graythwaite Hall staff informed us that it HAD to be done and as it was quiet by which I presumed, not many cottages were taken they were doing it then. We had a very difficult time trying to get our baby to sleep for his 2 x day naps and he ended up quite irritable, so unlike him, purely by lack of sleep. Unfortunately I was recovering from a bout of flu, so didnt walk with the family... so I had the noise all day! We appreciate this work needs to be done but during week days, not at weekends!NOT HAPPY with the lack of information given to us or no offer of a change in cottage. This was a massive job, going on ALL weekend. Our 2 full days were truely spoilt by industrial jack hammering. Paying over 500 we expected better.

The cottage was lovely, but it hadnt been cleaned between visitors very well at all. Lots of black dog hair on the carpets throughout.

Only issue we had was that there was an issue with the cold water supply not working . This meant that the whole complex had no hot or cold water for nearly 24 hours .perhaps this site should look to have a back up system installed . Management were exceptionally good and did supply some bottled water .In all had a great break and will hopefully return
Yes, overall we had a great holiday in a fantastic location. However the following details need to be addressed in order for perfection. Main bathroom evidence of hairs, we cleaned ourselves on arrival Kitchen bin dirty, leaking cold tap which would have been an ongoing problem Shower room extractor fan not working, broken fixture on toilet seat Living area, main curtain left side down Throughout cottage, mismatched lamps in rooms minor point The holiday cottage rental was very expensive and we were surprised to find the above defects. The great location, great living space were the positives. If the above list is fixed, it would have been a five star holiday. I look forward to hearing from you regarding the above. Joan

The kitchen units were stained with food, the Oven had not been cleaned properly and the work surfaces smelt. The plughole in the bath was clogged with hair and much of the carpet was stained. Generally the accommodation looked tired and in need of refurbishment and certainly not up to the standard expected for the price paid. A decent welcome pack of bread, butter and eggs would have been welcome.
If a property is advertised as a cottage, you dont expect it to be an apartment up stairs we had a young childpushchair and a member of the party with physical difficulties which made this inappropriate. The swimming pool is very cold fine for adults but not appropriate for children. It is also dirty and the filter cover was missing which meant there was a hole in the floor. There was no one to help us on Sunday, with no one in the office. We never received any response to emails, and the only contact number was too another management company who could give no direct answers to any problems. We were supposed to have provisions including a cot for a child this was never provided and there was no way of rectifying it. This and a misleading check out time via booking.com meant that our entire birthday trip was tainted and we all left very disappointed.

The pictures of the Cottage did not really do it justice, and maybe adding a floorplan overview would help to indicate the size of the property which was much bigger in reality than I had expected. Really comfortable and homely, with a large kitchen and dining area. Kids really enjoyed using the pool in the afternoons but also it was a very pleasant walk to the lake.

It would be a real help if there was somewhere available to take large bags of rubbish from the kitchen out of the cottage considering with 8 adults and 3 small children our rubbish soon built up, even over a weekend. One or two items in the play area might be a help, perhaps a swing?
