Would have like Small wall TVs or Small TVs in each room, and maybe a couple of large stew pans to use on the hob. Could do with a brush for ourselves to clean at the end of each day as both hoovers in the property were not in good working order.. we would definitely go back again

The property itself is wonderfully placed and loads of room for large families. The kitchen is not fully equipped with all the utensils you will need if cooking and some of the baking trays and other items were old and dirty so had to buy new ones to use. We had a few issues with showers blocking and flooding which were dealt with quickly. Washing machine needs a new seal and no laundry soap supplied so had to go and buy some. Not enough towels for the 9 nights so washing machine was important. There is a tumble dryer which is not mentioned in the advert for the property! The fridge and freezer were dirty when we arrived so had to clean them on arrival before putting food in them which was annoying. The goats and peacocks were entertaining during our stay. Would stay there again but take more stuff with us.
After contacting the owner direct on day 1 asking for some gas to supply the barbecue they state is available on the amenities page of the booking. It was disappointing to be told we would need to go and buy a gas bottle as they dont supply gas. Its like saying theres an electric cooker available but then not having electric. . The holidays over now and yes we had a nice stay however we will not return because of the false information provided when booking. I cant say theres a barbecue there as an amenity and then expect the someone to go and buy a gas bottle to use it.
Large family party stayed for 4 nights, we wish it had been a full week to explore the area more. The children were never bored and loved all of the amenities and toys, especially the tree house and pool table. The property is spacious and the owners have thought of everything. Our only niggle was that both gas bottles were empty for the BBQ and patio heater. The peacocks were well behaved and entertaining. We would definitely visit again. Thank you.
The house is large and very well furnished to a very high standard with a lovely hot tub, many outdoor games and everything you could possibly want provided apart from a barbecue which seems very strange there is a huge garden and plenty of room for a large group to stay. The bedrooms are beautifully decorated and the furnishings are very nice. The goats in the garden were cute but the peacocks were a complete pain because they screech in the tree next to the bedrooms late at night and then very early in the morning which woke everybody up. They make a horrible noise. Overall a really fantastic house and place to stay which is very convenient for all the activities in the area.
What a lovely house. Spent the weekend here with some friends celebrating my 50th birthday. The only think we couldn't do better with was the weather! Still had a great time however.

Me and my family had a great time. The locals are very polite, The location is amazing. The facilities are great. If we go to North Wales again in the future this will be the first place we'll try to book.

Amazing grounds and house. Everything you could really wish for. The Peacocks and the Goats were great entertainment for the children. Plenty of space in the house for all of us 6 adults, 2 children and 3 dogs. The grounds has loads of places to sit and relax. Lots of grass area for the children and dogs to play. The tree house was a real hit with the children. Didn't use the hot tub as we all forgot our swim wear but will do on our next visit Only issues there was no gas for the bbq. Messaged numbers we had and was informed you had to bring your own maybe this should be put on the information about the property. A little extra cleaning is needed in a few places ie large amount of cobwebs above the fire in snug, dust around edges of rooms and behind doors and large buildup of ice in fridge. Still worked though. We just got the vac and mop and dud the edges. Didn't contact the owner as this was only a minor issue and we quickly fixed it. This didn't impact on our holiday and are already looking at booking for May next year. Everybody loved it from the adults, the children and the dogs. If you want a holiday in a beautiful property with everything you could want for a large family get together that accommodates dogs thus is thd place for you.

An excellent, well equipped property in a great location for larger families or get togethers. All rooms are substantial and well maintained with good WiFi coverage when you work out the password! and smart TVs. Fantastic views from the expansive grounds with outdoor equipment that was put to good use.especially the hot tub! One gripe or word of warningif you have dogs that are nervous or even the slightest reactive beware the fencing separating next door is not secure needs mesh and the peacocks and goats are a temptation which can be stressful!

Front room and real fire needs to be checked as does not seem to be drawing the smoke away. Large amount of cobwebs above the fire. These are only minor things as the house was lovely.

Had a fantastic break with the family celebrating my wifes birthday. The property was great, and suited our needs perfectly. Only a couple of minor issues, the final drive up to the house was down a few narrow lanes with passing places so nervous drivers need to be confident when reversing, but we had no problems. We couldnt find instructions for recycling, so ended up with a few bin liners stacked up. We struggled with the WiFi password initially. Both these issues were resolved quickly with a text message, and the WiFi signal was strong all week. The position of the property was great, tucked away with a large plot with some goats on the neighbouring land and some peacocks wandering around. These occasionally land on the cars, but didnt land on ours. Car covers were provided to prevent damage. The dogs had a great time, as did all the family, helped by unusually warm weather for November. Theres plenty of different bays and beaches around to visit and plenty of places to eat and drink. Would definitely recommend and visit again.

The property itself is lovely, very big and private. However the property was not clean properly upon our arrival. The coffee machine was filthy, the fridge had massive clumps of ice in and just generally wasnt very clean. We did reach out to the owner who arranged for the cleaner to reattend but at this point we had already cleaned ourselves. The garden is lovely however a word of warning if you have reactive or prey driven dogs, the goats are in the garden right next door with a small fence that a dog could easily squeeze through would suggest chicken wire or something to block the fence and there are 5 adult peacocks and 5 baby peacocks that roam the property which for us was quite stressful. We were constantly worried that the dogs would chase or attack the peacocks especially the baby ones. They were lovely to see but not sure theyre the best idea at a dog friendly cottage. They and the goats also come up to the living room window a lot which set our dogs off barking a lot and the curtain provided is mesh so they can see through. We did still have a lovely time and would probably go back.
A stunning property an a beautiful location. Easily accessible to Llandudno and Conway but the house is very well equipped and there would be no need to leave it if you didn't want to! Comfy beds, fabulous grounds with your own friendly goats and peacocks who come to visit you, hot tub, great views, highly recommended

Amazing experience, the manor was very spacious indoors and outdoors for all 11 of us, for my 12 year old disabled child she was able to roam around inside her house and outside in her wheelchair and for the other 4 abled children three 5 year olds & one 2 year old they absolutely loved it, especially in the tree house and swing,whilst the peacocks are roaming around freely and are totally harmless, and for the adults there is a pool table, dart board and table tennis and evening time when children are asleep we adults enjoyed sitting outside and in the hot tub not to forget a bbq too! ! The manor itself is based up on a hill and even though the are neighbours and the housekeeper lives literally next door we had totally peace and calm which you need after a long day from your tours!!! It also comes with a electric charging point but you must bring your own charging cable. Beautiful views from the manor, what you see in the pictures is what you get but much nicer in real life. From the manor its about 15 minutes to llandudno, about 20 minutes to conwy island, 40 minutes to snowdon and 40 and about half an hour to Anglesey which by the way Anglesey has a beautiful sandy beach. The contact number which is given for the owner is very helpful and he helps you over the phone if you need him, we only called for couple of appliances use and he was very helpful. I will definitely will book again whenever we go visit Wales again Definitely worth visiting

Wow! The photos on the website do not do this place justice. This house is amazing, where do I start? The kitchen is huge and really well equipped and there is also a utility room with washer and dryer, this leads to the dining and family room with a large table, a massive sofa and large TV with a Wii console and loads of stuff for kids. There is another living room with a wood stove, another TV and Sky, this room is chilled out and beautifully decorated and more for adults. The downstairs bedroom is ensuite and has a living flame fire and TV we chose this room. Upstairs there are more bedrooms, all large, plus a big bathroom, another ensuite and a cute nursery. There are French doors in all the downstairs rooms that lead on to a wrap around terrace and wow, the garden is huge! The icing on the cake is the amenities outside hot tub, dart board, pool table, table tennis we used this a lot and gas BBQ plus there is a large seating area with a gas heater and at night everything lights up! You cannot get board and the sunsets There are friendly goats living next door and they poke their noses through the fence. Also, there are peacocks just roaming around the place. We found some nice walks and definitely take your camera if you walk up to the nearby obelisk. We visited Conwy castle and went shopping in Llandudno, all within a 10 min drive. We walked to the local pub called The Queens Head, it was about a mile walk, decent pint and the food was amazing big menu choice. Slept soundly every night and the bed was super comfy. I cannot recommend this place enough. 5 star property. We will be back!

We stayed at The Manor House as a group of 8 adults, 2 children and 1 dog. The house was even better than we expected. Beautiful property , very spacious even with 10 of us it had plenty of room for everyone, beautifully furnished and spotlessly clean. The outside areas were amazing , large garden to explore and large deck with fabulous furniture, hot tub , pool table, table tennis and dartboard . There is a gas BBQ and outdoor table. Stunning views and only 1015 minutes from Conway and Llandudno . The owners have really thought of everything, including , games and toys for the children . The very friendly peacocks and goats were lovely too . We didnt want to come home . We would absolutely stay again and if you are thinking of booking dont hesitate, you will not be disappointed. Thank you to the owners for a perfect weekend break . We will be back x
